WHAT WE DO
We empower landlords to regain their freedom and peace of mind. Being a landlord entails numerous responsibilities, such as tenant screening, lease management, communication, maintenance coordination, rent collection, eviction processes, and the substantial costs associated with tenant turnover. The latter, in particular, can be financially burdensome due to repairs and lost revenue during the search for new tenants. Moreover, long-term landlords are often unaware of what takes place behind closed doors, leaving their valuable investments potentially vulnerable to mistreatment by tenants who lack an incentive to maintain the property's condition.
That's where we step in. By signing a lease agreement with the landlord, we assume the role of property managers. We undertake necessary repairs, updates, and furnish the units according to our discerning standards. Subsequently, we place short-term tenants in these units, which facilitates regular cleaning (3-4 times a week) and comprehensive repairs and maintenance due to the higher turnover frequency.

Pre-Screening Process
Every inquiry we receive undergoes a rigorous pre-screening process to ensure the suitability of prospective tenants. Our house rules are strict, leaving no room for tolerance when it comes to offenses. These rules encompass a range of guidelines, such as no parties, no pets (unless permitted by you), no smoking of any kind, and adherence to designated quiet hours. Even the slightest infractions result in immediate eviction.
Insurance
You benefit from multiple layers of protection. Firstly, our comprehensive renters' policy safeguards your property. Secondly, Airbnb provides a $1 million dollar policy that covers bodily injury and property damage for every guest. Finally, there is an optional homeowners policy specifically designed for short-term rentals. This extensive coverage surpasses what a homeowner would typically have with an average long-term tenant.
Cleaning
Your investment receives thorough cleaning on a frequent basis, typically 3-4 times a week, or as needed based on the length of each stay. This level of cleanliness far exceeds the average monthly cleaning routine, leaving no trace of dust bunnies behind.

Furnishing
We take care of the complete furnishing of all units, leaving you with the sole responsibility of providing the space.
Repairs, Maintenance, and Updates
Upon acquiring your unit for lease, we conduct a thorough assessment to identify necessary repairs and upgrades, including appliances, paint, hardware, energy-efficient thermostats, and keyless entry systems, among others. Before initiating any updates, we consult with you, and with your consent, execute them at no additional cost to you. Moving forward, we handle all maintenance tasks without involving you. Monthly pest control, landscaping, and other essential services are arranged to ensure the ongoing pristine condition of your property. Imagine having the easiest tenant imaginable.

Communication
Rest assured, you will always be able to reach us. Unlike a problematic long-term tenant who may ignore your calls, we prioritize establishing a long-term relationship with you to ensure the continued rental of your property to our guests. You are never required to directly communicate with any guest who stays in your property. Your only point of contact is us.

Security
For added security, we install exterior security cameras to monitor guest activities and adherence to the house rules previously established. This includes the inclusion of a Ring doorbell camera. Additionally, each unit is equipped with a smart lock featuring a unique combination that is changed after every guest checks out, ensuring secure access for subsequent arrivals.
What are the limitations preventing me from independently establishing my own short-term rental?
Certainly, establishing your own short-term rental is indeed possible, and many individuals have successfully pursued this path. However, it's essential to understand that it should not be underestimated as a part-time endeavor. Running a short-term rental requires a significant investment of time and energy.
